Assistance at every stage of operations

KNC Global Real Estate, active on the Polish market for 14 years, has formed a team of managers specialised in a variety of areas associated with the real estate industry, who offer their legal advice and counselling to franchise holders, as required.

Franchisor selects and approves as independent franchise holders only those individuals who prove their basic skills, education, personal traits and financial means sufficient for running a franchising business in an appropriate recruitment process.

Services must be sold according to standards approved by KNC, which means there may be no significant differences as compared to standards in place at franchisor's branches (standards based on ISO 9001: 2008 in place at KNC branches have been described in an Annex to the franchising agreement).

Franchise holder is obliged to use forms and procedures approved by the franchisor when providing his services.

Franchise holder or agent in his employment must have mandatory real estate agent's third party insurance. Other types of third party insurance are at the discretion of franchise holder and will not be required by franchisor, but it is recommended that franchise holder should sign an insurance agreement with an insurer of his choice.

Franchise holder bears the responsibility for the effects of his actions and his customers may not file claims directly against the franchiser.

Advertising

The franchising fee (in the amount of only 5 percent of earnings) paid by franchise holders to KNC every month will be transferred to a shared promotion and advertising fund used by the franchisor to promote the network and its services in all media dedicated to the real estate market and local press titles with real estate sections. Furthermore, the franchising fee covers the cost of maintaining free online software and a separate website for each franchise holder, including an extensive, individualised listings browser and a separate presentation module for special offers. In addition, KNC is obliged to provide free general promotion of the company in local, national, international and specialised press titles, on the radio and on TV, and to reduce the cost of detailed and offer-related advertising of individual KNC member agencies, and use the WSN system to provide free advertising and export of offers to a number of real estate portals.

KNC does not interfere with individual means of advertising, promotion and sales techniques used at franchise holder's outlet, however those may not be contrary to applicable provisions of law and accepted ethical standards of conduct for the job of real estate agent, and their content must include the KNC name or logo.

Office management

We suggest that offices should be opened in towns with a population of at least 50 thousand. However, if a franchise holder is already running a business related to the real estate industry, an outlet in a smaller town can also be established. The office should be in a building situated along main routes of pedestrian or transportation traffic, on the ground floor or first floor, with entrance from the street, where a signboard (which must contain KNC logo) and advertising of the franchise holder's listings can be put in a conspicuous location. The office should consist of two or more rooms. Mandatory equipment includes at least one operable phone line, a fax machine, at least one computer with fixed internet connection and at least one mobile phone. Also a scanner-photocopier, at least one desk in one room and chairs for customers are required.

The outlet must be open on all business days for at least eight hours a day (it is also recommended to open for at least several hours on holidays, except public holidays).

Franchise holders, after agreement with the franchisor in writing, may take up the establishment of new outlets on local markets – in locations they know well – and the franchisor will not become involved in daily operational activity of each of the franchising outlets established by franchise holder.

Recruitment of employees

Recruitment of employees for franchising outlets is the responsibility of KNC's Specialised Training Centre (STC) which provides training to candidates for the position of Assistant Agent, helps to obtain real estate agent licence and carries out professional traineeships.

STC is oriented at the development and organisation of training and traineeships for real estate agents, experts and administrators, as well as professional organisations. Services performed by STC are provided by experienced analysts, lecturers and coaches from across Poland. Classes are held in various forms of training and workshops, which are targeted not only at the staff of outlets but also at their owners and managers.

STC also organises professional training in real estate trade and related areas to which external participants are invited. Lectures are delivered by outstanding real estate experts. Trainings are registered with the Ministry of Infrastructure so their participants obtain points for professional skills development.
